Can Far-UVC increase occupancy levels and reduce operating costs?

Despite the relaxing of government restrictions, the pandemic is not over. Many businesses themselves still feel nervous about bringing people back to work.

The rising price of energy, cleaning costs, and a reduction of footfall continues to plague the bottom line for many premises’ managers across the country.

Speaking to Jonathan Shires, General Manager of White Rose Park in Leeds, he tells us that the on-site community went from “around 4000-5000 people to a population of 700-800 during the pandemic. It’s been a challenge for everybody, but we have kept innovating to keep the Park open for our tenants.”

White Rose Park is one of Leeds’ foremost business locations, home to global brands including Capita, HSBC and sports media giant DAZN, alongside the renowned Elliott Hudson College.

As soon as the pandemic started, the Park began pumping 100% fresh air across all of the buildings air conditioning systems, alongside implementing one-way systems, regular chemical cleaning, safety screens, and all of the other safeguards as recommended by guidelines at the time.

But as we know, these come at a cost. The Park saw their monthly electricity costs significantly increase with around 20% being directly attributed to the increased power used by the air conditioning units, alongside additional expenses incurred through hiring cleaning teams.

To combat this rise and increase the cleanliness of their premises, White Rose Park has partnered with Moore MedTech, a family-owned business based in Yorkshire, to trial their Far-UVC innovations.

Moore MedTech, founded by siblings Samantha and Jamie Moore, specialises in Far-UVC lighting solutions that are scientifically proven to destroy 99.98% of pathogens.

Their products dramatically reduce the risk of contagion and provide continually sanitised environments.

Jonathan says, “We were really keen to partner with Moore MedTech on the basis that we think this technology will have a real benefit for office environments, not just at White Rose Park but the wider office community.”

The introduction of Far-UVC means the air and the environment under it are continuously sanitised.

Jonathan explains, “It cleans pathogens in the air, so when people walk through an area, you are sanitising them without going through a chemical process.

"We have a lot of external visitors coming into our buildings bringing colds, flu, and other viruses with them, so it will be interesting to see Far-UVC reduce the effect of this.”

When asked about sanitising surfaces, “It’s very time consuming and costly to get cleaners in to clean telephones, keyboards, mouses, etc., all of the time. With some of our occupiers operating 24/7, it’s very difficult to find downtime to get a cleaning team in to disinfect equipment, not to mention that some of the equipment is expensive and sensitive.”

Installing Far-UVC in existing lighting fixtures and HVAC systems allows for a much more efficient cleaning process, providing an equivalent of 3000 air changes per hour.

This means a continuous flow of clean air at a dramatically reduced cost. It also removes the need for cleaning teams to chemically sanitise workstations, eliminating the risk to expensive technical equipment.

When asked for his thoughts on Far-UVC, Jonathan says, “I think it should be used everywhere. In both offices and hospitality, you’ve got people coming together from different places and mingling in close contact with one another. I think Far-UVC will have a great impact on these locations and give people the confidence to return to the office.”
