Price rises and material supplies impact on construction projects

Delays to both tendering and construction project completion are being seen around the UK, mainly due to the issues experienced by many sectors in recent months.

With costs increasing for materials and shortages of supplies in some areas, these are being further compounded by the ongoing difficulties in recruiting staff.

Industry associations are advising those in charge of refurbishment and new build projects to ensure that all materials are on site before commencing work to avoid issues and delays in project completion.

FMs and service providers engaging in these projects are advised to include all members of the supply chain in communications to ensure that everything is in place before beginning work, then prepare to adjust timeframes accordingly if issues arise at a later date.

One of the most recent examples of the difficulties being faced by many is the delayed construction of St Ronan's College in Lurgan, Northern Ireland.

Originally planned for completion in 2023, the initial tendering process has been cancelled and restarted due to the rising cost of materials.

The £24.5m project is intended to create a new school for 1,750 pupils on the former site of St Michael's Grammar and although some demolition works have been completed the project is now awaiting its restart.

St Ronan's principal Fiona Kane said the delay had been caused by "unprecedented external circumstances on procurement and the construction market", preventing the appointment of "an integrated supply team/main contractor within our original timeframe".

Following the issue of a new tender notice, applicants are now required to register for the new procurement process by 20 December.
