Incentive FM with Somerset House
Incentive FM with Somerset House

There are six finalists in three partnerships in this year's Partners in Consultancy category. These include Incentive FM with Somerset House; Gardiner & Theobald with Vodafone; and Barker Associates with Academy Enterprise Trust

Incentive FM with Somerset House
In March 2014, Incentive FM secured a three-plus-three contract with Somerset House Trust to provide a range of FM services at Somerset House. Objectives included providing a quality service which is scaleable to suit the changing demands of the building and its users. Ultimately the vision is to present the estate as well as possible, maintain and preserve the building fabric and deliver the best possible customer experience. Somerset House was previously synonymous with births, deaths and marriages. Today, after a great effort by the Somerset House Trust, it’s become one of London’s hidden gems, home to creative minds, shows and performances. Somerset House is now home to a range of creative organisations and more recently fantastic restaurants. It hosts London Fashion Week, Summer Series music events and Film Four’s famous open air cinema. Through the change of use of the building and the profile as mentioned above the public footfall has increased significantly as has the tenant use of the building. As part of the contract Incentive has conducted several key ‘consultancy’ based activities to identify the real requirements of the estate. This submission is based on the approach towards the technical analysis undertaken to support a case to enable the Trust to make decisions around future direction.

Gardiner & Theobald with Vodafone

Gardiner & Theobald with Vodafone
G&T has partnered with Vodafone as strategic FM advisors for over 10 years involving various commissions starting with an FM Strategic Review which led to the creation of a Best Practice FM Optimisation Toolkit. This FM Toolkit has enabled Vodafone to transform FM delivery across Europe, delivering savings in country of up to 20% and total savings of €30m. Subsequent support from G&T entailed country specific business cases and FM Toolkit roll outs (eg Italy). This has also entailed reviews of the FM Toolkit plus a range of technical audits and change management projects. Vodafone Group Property, Vodafone EMEA operating companies in UK, Italy, Hungary, Romania and Czech Republic, plus countries (eg Germany) where we played an oversight role via Vodafone Group Property. Step 1 was to establish a performance baseline (G&T’s initial appointment came in 2005 when the growing pains resulting from rapid expansion led Vodafone to undertake a strategic review of UK FM operations); Step 2 entailed raising the FM performance bar and defining best practice (whilst this approach had delivered cost reduction and performance improvement, there was a desire from Vodafone to improve the overall competitiveness by driving further efficiencies in FM. This led to it commissioning G&T in 2009 to project manage and deliver the procurement of a TFM/iFM solution). Step 3 involved transferring ability to drive FM best practice.

Barker Associates with Academy Enterprise Trust
Barker Associates LLP is a RICS and RIBA accredited practice, and is the appointed property consultant to the Academies Enterprise Trust. Formed in 2008, Academies Enterprise Trust (AET) is the largest multi-sponsor of academies in the UK and says it’s passionately committed to inspiring young people to make their best better. Barker Associates has worked with the Trust from the outset assisting them with their short-term and long-term FM needs, ensuring their sites are suitable and safe learning environments, and their FM function is run efficiently and effectively. The turnover of the previous and on-going work is in excess of £18,000,000, and Barker Associates is committed to ensuring the Trust receives value for money. Barker Associates’ role as property consultant to the Trust, is to ensure building needs are identified via a range of condition based surveys, and that these building needs are attended to. Its collaborative approach with the Trust, is centred on its ‘deep commitment to make a difference to the lives of children and young people,’ providing the best education, in the best environment, for every pupil who attends a Trust Academy.
